What the estimates assume
The model divides the annual interest rate by 12 and calculates equal monthly payments on a declining balance. It rounds each payment and monthly interest amount to cents, adjusts the final payment and applies any extra amount to principal after interest. It assumes no missed payments, changes in rate or additional charges. Daily-interest contracts and lender rounding practices can produce different results.
Extra payments are assumed to begin with the first payment. Check how your lender handles them and whether a prepayment charge applies. A calculator estimate is not an offer, an approval or a statement of the balance you owe. The comparison includes only the separately paid fees you enter, not tax effects, insurance or other unlisted costs.
The calculations happen in this browser. Downloading a schedule creates a CSV file on your device; its values are not submitted to this website.
